Based on pointing out the necessity of renewing the industrial areas in a city ( RIAIC), it is expounded systematically the immediate significance, the method and tactics, the design concept of sustainable development of the drive by planning of RIAIC, which are used in the design of Tianjin Tractor Factory area.It is briefly introduced that the design concept and the construction of area characteristics in a city
